ServicesMortgage Protection

Mortgage Protection Insurance in Temple

A mortgage can run for decades, and the payment does not pause if you die. We set up life coverage matched to your balance and term, name the people you choose as beneficiaries, and check back as the loan changes.

What Mortgage Protection Covers

Mortgage protection is life coverage sized to a single obligation: what you still owe on your loan. Should you pass away before it is paid off, the policy pays your family a sum they can put toward the balance or the monthly payments. Most of these plans are built on term life, with the length set to the years remaining on the mortgage.

Lenders sometimes mail offers for policies that name the lender as the beneficiary. We prefer the policy to pay your spouse or children directly. They can then decide whether to clear the loan, keep the low rate and invest the rest, or cover other bills first.

A loan does not stay still. Balances drop, people refinance, a second mortgage appears. That is why we call after the policy is issued and again when the loan changes, so the coverage keeps fitting the debt it was bought for.

What We Handle for You

A look at your loan terms

We start with your current balance, rate, years remaining and monthly payment. Those four numbers set the coverage amount and length.

Level or decreasing coverage

Level term keeps the same benefit for the whole term. Decreasing term shrinks as the balance does and usually costs less. We lay out both so you can weigh them side by side.

Beneficiary setup

We walk through who should receive the money, in what shares, and who comes next if your first choice cannot. Small wording choices here matter later.

Optional riders explained

Depending on the carrier, you may be able to add a disability rider, a critical illness rider or a feature that refunds premiums if you outlive the term. We explain what each one pays for and what it adds to the cost, and we leave them off if they do not fit.

Check-ins once the policy is issued

Once the policy is in force, we go over where to keep it and when to call us. We follow up when big changes come along, such as a refinance, a payoff or a new child.

Signs It Is Time to Look at Mortgage Coverage

You just closed on a loan
In the months following closing, you owe the most you ever will and the payment is the newest line in your budget. Coverage is often simplest to buy while you are younger and your health records are recent.
Your paycheck covers most of the loan
When the monthly payment leans on one earner, losing that income would hit your family right away. Coverage sized to the balance fills that hole.
Your only coverage is through work
Group life at a job often equals a year or two of salary and ends when you leave. It may not come close to the balance on your loan.
You refinanced or took a second loan
An older policy may be too short or too small for the new terms. A refinance in Temple or Belton is a natural point to compare the two.
A lender offer arrived in the mail
These letters can look official. We can explain who the beneficiary would be and how the price compares with a standard term policy.

How We Set Up Your Policy

  1. 1

    A first conversation by phone

You tell us what you owe, what you earn, a rough picture of your health and the people who rely on you. In return you get a plain read on what amount and length make sense.

  2. 2

    Quotes compared side by side

We show level and decreasing options, with and without riders, so you can see what each choice does to the premium. Nothing is applied for until you decide.

  3. 3

    Application and underwriting

The carrier may ask health questions, check records or request a short paramedical exam. We tell you what to expect and keep you updated while they review.

  4. 4

    Delivery and ongoing follow-up

When the policy arrives, we review the pages with you and confirm the beneficiary lines. Then we check back after your first year and whenever the loan or your family changes.

What Shapes Your Premium

Mortgage protection is priced like other life insurance, by the carrier's view of risk over the term. Two people with identical loans can see very different quotes. We explain which factors are in play for you before you apply.

Coverage amount
A larger balance needs a larger benefit, and the premium rises with it.
Length of the term
Matching a 30-year loan costs more each month than matching 15 remaining years, because the carrier carries the risk longer.
Your age and health
Applying younger and in good health usually means a lower rate. Tobacco use and some medical history raise it.
Level versus decreasing benefit
A benefit that shrinks with the balance is usually cheaper than one that stays fixed.
Riders you add
Disability, critical illness or return-of-premium riders each add to the cost. We only suggest the ones that answer a real concern for you.

Mortgage Protection Questions

How does this compare with the mortgage insurance my lender requires?
They are separate products. The PMI a lender may require exists to cover the lender if payments stop. Mortgage protection is a life policy that pays the beneficiaries you name if you die, leaving your family to decide how to handle the loan.
Should I pick decreasing or level coverage?
Decreasing coverage tracks a shrinking balance and costs less. Level coverage leaves extra money as the loan is paid down, which your family can use for other costs. We show both quotes so you can choose with the numbers in front of you.
Does the money have to go to the mortgage?
With a standard term policy, no. Your beneficiary receives the benefit and decides how to use it. That flexibility is one reason we prefer policies that pay your family rather than the lender.
Does the policy end if I refinance or move?
No. Coverage belongs to you, not to any particular loan, and it stays active for as long as premiums are paid. When you refinance or sell, we go over it with you by phone to see whether the amount and length still match what you owe, or whether term life or whole life coverage now makes more sense.
Do you work with clients outside Temple?
Yes. Much of our work is by phone, and we help clients in Belton, Harker Heights, Nolanville, Troy and Morgan's Point Resort the same way.
